When exposed to the infrastructural designs and architectural wonders of various buildings as well as monuments across the globe, Anirudh Gupta not only fell in love with building design, but seamlessly engaged himself to emerge as a pioneering professional in the segment. Coming from a business oriented family which has never been associated with construction or the real estate industry, Anirudh stepped outside his comfort zone to confront the challenges of the real world. Owing to his ability to visualize a design even before the start of a project, Anirudh's unique skill set and ability fine tuned him as an accomplished individual in the industry with contemporary and competitive skill sets. Despite not having any formal education in the field of architecture or civil engineering, Anirudh overcame the hurdles by leveraging his educational expertise, self belief, and gathering relevant industry specific data to strategize his journey. A phenomenal industry stalwart based out of Bangalore, Anirudh aims to transform the old residential and office spaces to modern, inspired locales through his newage firm Avant Garde Estates.

Engaging in an exclusive interaction with CEO Insights, Anirudh highlights the nuances of his journey as one of the leading professionals of the housing and architecture domain.

How has been your journey so far? What do you think is your USP which gives you a unique recognition amongst other real estate organizations in the country?
Operating in a very niche market, we have emerged to be a name associated with quality, design and best locations. Being just a seven year-old organization, we have made our recognition within the industry and are proud of it. In a very short span across Bangalore, we've made, good inroads in terms of our brand visibility and remain on track for a very promising future. Understanding the requirements and expectations of the industry, we try to be at par with phenomenal designs, which put us on the frontline across this industry. Before doing a project, I always opt to compare the various aspects of the
building or construction based on my point of view, as if I am to use it. Since we operate in a very niche segment, we don't do large scale projects, but only boutique luxury projects. We have an understanding of luxury, I think, and with the help of this very simple filter 'can I live or work here, myself?' gives me a unique insight into the project on which I am working.

And secondly being a newcomer in this industry, it took quite a long time to earn a name for us. Whenever a project gets delayed unintentionally, the builder has to take-up responsibility for a delay that he may or may not have committed. So, our commitment towards delivery is a very big USP of us. Even in this post pandemic time, I'm happy to report that none of our projects are behind schedule by more than a month or two.

How do you align your organization with your vision and mission? As the MD of Avant Garde Estates, what are the key drivers that you deploy to ensure that the company's services are used appropriately to meet its short/longterm needs?
While our long term goal is to be the market leader for our segment, our shortterm goal is to ensure that every project of ours is completed on time and is finished with the way we visualized it. Our short term goals are always about delivering quality products and great design. By achieving the short term goals only, we can align ourselves with our long term objectives. As a company that has always delivered on time, we also remain a debtfree company, which is a very big thing in today's market. We want Avant Garde to be a synonymous name in the luxury boutique industry. If there's any person with a good piece of land looking to develop it, we want to be the name on his lips. And I think we are right on course to do that.

How do you update yourself and your team about the latest technologies & trends in the real estate industry of India?
As the leading professionals of the departments in our organization, we visit a lot of trade shows every year, all over the world. We travel a lot, specifically to Germany, Dubai and Malaysia, as they are leading the world in construction technology. There, we have exposed our selves to building material and technology, along with what is new and available out there in the market. We have
brought that down here and
implemented things that we've learned and discovered at these trade shows. So, barring apart this last 18 months of the pandemic, we would make 3-4 such visits every year to Kuala Lumpur, Dubai, and to Dusseldorf Germany to stay updated with the technology trends in our business as well.

In your journey over the past, which are the milestones that bestowed you with utmost satisfaction both as an individual and a Managing Partner?
I guess, one of the biggest milestones was my first apartment project in Bangalore. Before apartments, we used to do a lot of bungalows. We had our turnkey services for bungalows, where we would design and build bungalows. But the first apartment project was a project called Casa Blanco where we attempted multiple basements in that building for additional car parking. But the area where we were working, the soil was slushy and difficult to work with. We got hit with a very big technical difficulty in our first project and we overcome that due to our sound technical team, architects and consultants.

Even if it was our first project and we encountered some level of difficulties to come out of it, the same project was voted number eight, by jones lang lasalle, as India's top 100 luxury projects in one of their publications. That was a memorable moment for me which I can never forget because for a builder to be nominated, as number eight out of 100 luxury residential projects on debut was something that gave me faith in what I was doing. It assured me that I was indeed going in the right direction. Also, managing to sell-out the entire project within the time frame that we plan to sell it out in, was also a mile-stone in itself. You can find a lot of buildings that are five years or seven years old, having inventory even today, but we are happy to report, that we barely have any unsold inventory today.

Born and brought-up in Bangalore, Anirudh has been an alumnus of Bishop Cotton Boys School and Christ College of Bangalore before moving overseas to complete his master's degree in international business and strategic management from Monash University. Breaking him free from the protective environment which he experienced in India, Anirudh's time abroad liberated his ideologies and molded him into the person he is today. A highly motivated person looking to make a mark in the business environment, Anirudh has always been interested in new ventures and is never tied-down to a single minded approach.
