How would you categorize the major challenges & opportunities you have encountered so far in your professional journey? What strategies did you implement to overcome the challenges prolifically?
The era from 2000 to 2012 was a golden period for real estate, owing to significant economic developments and we witnessed a lot of reforms across this arena which made our ongoing seamless. We continued to be in the business by undertaking novel projects and implementing innovative ideas which further catalyzed our hold over the real estate domain.

As far as the challenges are concerned, there were significant hiccups when we began our journey. The obstructions related to finance and land reforms leading the project

to go into the standstill mode, and a few conflicts in understanding the localities are a case in point. But I perceived it as a learning curve and went deep into obtaining the root cause behind every set back. That alongside our patience and endurance has been a significant part of our success. Being always open to new opportunities, we believe in aligning our vision and mission with the best interest of our investors and customers.

What is Svamitva's USP while going deeper into the competition and combating other real estate organizations in the country?
The novelty, the thought process, and the new ideas that you bring to the project differentiate your project from others within the industry. I not only position my project differently, but also intend to add real value to the outcome and some genuine novelty to the project as well. Our USP also lies in envisioning the elements of nature into our process while designing the budget.

Owing to delivering quality services on time by introducing innovative concepts and newfangled thought processes, our approach towards ensuring optimumcustomer satisfaction has given us substantial recognition in the market. Emerging as a noteworthy market player in Bangalore, where each and all types of real estate organizations have been co-existing, we have not only marked our prominence here, but are also planning to venture into the international markets, starting with our office in Melbourne, Australia.

As the MD of Svatima Landmarks, what are the key drivers that you deploy to ensure that the company's resources are used appropriately to meet its short/ longterm needs?
We always look-out for the best of the talent available in the market and owe our success to our team. During the project execution, we take everybody's idea into consideration and have constant

communication with them. Ensuring the alignment of our workforce with the thought process of the company, we motivate our employees to learn new skills relevant to R&D, marketing, finance, and emerging technologies that we can implement across the project. Hence, slowly we are evolving into a corporate company where in everybody gets exposed to the competitive edge and gets accustomed to the new learning process.

How do you update yourself with the latest technologies and trends in the real estate industry of India?
Establishing a company in Melbourne has helped me to understand the international market landscape. We have been associated with the RMIT university from Melbourne, wherein we are working to identify the sustainable materials that can be used in real estate,as well as the newtechnologies that we can bring to India for boosting the real estate market.

What are your plans for the future? How are you planning to get a stronger grip on the real estate market?
We have been successful in finding-out our segment in this fully loaded market, and in the future, we want to see our company emerging as a wellness real estate brand. We have also reinvented some of the ancient Indian construction technologies by introducing features such as mud blocks and organic paints across our projects to ensure our customers with completely oxidized houses. Taking care of the mind, body and soul of our clients, we always keep their preferences and expectations as our topmost priority while designing the project. Slowly placing ourselves as a trendsetter of this domain we are exclusively focusing on wellness-related projects.
