Sangeet Hemant Kumar
Founder & Mentor
The convergence of digital transformation, institutional capital, regulatory reforms, and data-led decision-making has redefined the role of investment consultants, placing greater emphasis on transparency, structured advisory, and relationship-driven value creation. In this rapidly changing landscape, firms that combine market expertise with innovation are helping shape the future of real estate investing in India.
Contributing to this trans- formation is Sangeet Hemant Kumar Founder & Mentor at the House of SHK [a transition from SHK Global Ventures] whose entrepreneurial journey reflects a unique blend of global education, business acumen, and decades of industry experience.
Born in the United Kingdom and raised in Mumbai, he grew up in a family where education, integrity, and excellence were deeply embedded values. His father, Dr. Hemant Kumar, was one of India's most respected cardiologists, whose distin -guished career exposed Sangeet to a culture of discipline, credibility, and service from an early age.
After completing his schooling at Jamnabai Narsee School, Mumbai, Sangeet pursued a Bachelor's degree in Business Management in the United States. His exposure to structured business systems, technology, and process-oriented manage- ment equipped him with a global perspective at a time when inter-national business education was still uncommon among Indian entrepreneurs.
Returning to India in the late 1980s, he identified an opportunity within the highly fragmented real estate sector. Rather than following a conventional career path, he became one of the early professionals to introduce computerisation, systematic client management, structured presentations, and organised processes into real estate advisory.
His parallel interest in media, branding, and premium events further strengthened his understanding of relationship-building and strategic networking. These experiences ultimately laid the foundation for SHK Global Ventures, which is now evolving into The House of SHK, an AI-enabled ecosystem integrating realestate investment advisory, wealth creation, branding, and strategic business networking under a unified platform.
Having advised investors across different market cycles, what are the most valuable lessons you've learned about identifying sustainable real estate investment opportunities?
One of the most valuable lessons I've learned is that sustainable success comes from focus, patience, and continuous learning. Early in my journey, I was balancing real estate, media, branding, and events until a conversation with the late Yash Chopra made me realise that lasting impact comes from mastering one core direction instead of constantly shifting priorities. Over the years, every client, transaction, and partnership has taught me something new about market behaviour and investor psychology.
I've learned that successful investments are built on fundamentals - credible deve -lopers, transparent gover- nance, quality assets, and long-term economic potential not speculation. I also believe that learning never stops. Whether it's technology branding, digital transformation or artificial intelligence, I continue to upskill because markets evolve constantly, and as advisors we
must evolve faster than the markets we serve.
What gap in the real estate investment consulting market did The House of SHK aim to address and what continues to distinguish the company from traditional advisory firms?
I have always believed that investment consulting should go far beyond facilitating transactions. At The House of SHK, our vision is to build an ecosystem where investors, entrepreneurs, luxury realestate developers, financial institutions, and wealth creators can collaborate and grow together.
We are transitioning into an AI-enabled platform that combines investment advisory with branding, strategic networking, and wealth creation under one umbrella. One of our key initiatives, The Luxury Circle, is designed to bring together founders, family businesses investors, professionals, and institutional capital to create meaningful opportunities.
We are also developing an India-UAE investment corridor to strengthen cross-border colla- borations. Our objective is not simply to help clients buy or sell properties; it is to become long-term partners who help them create sustainable wealth through knowledge, relation- ships, innovation, and strategic guidance.
How do you see India's real estate structured investment ecosystem evolving over the next decade, and which emerging opportunities do you believe investors should pay closer attention to?
I believe India is entering a transformational phase where realestate will become more organised, technology-driven, and globally competitive. Strong policy reforms, digital infrastructure, and financial inclusion are already reshaping how investments are made and managed. Over the next decade, I see technologies such as tokenisation, fractional owner- ship, REITs, and SM REITs making premium real estate accessible to a much larger investor base.
Luxury housing, branded residences, commercial assets and alternative real estate investments will continue attracting institutional as well as individual investors. At the same time, PropTech, UrbanTech and ConstructionTech will improve transparency, efficiency, and project delivery. In my view, the future belongs to realestate developers who embrace governance, technology, and customer-centric practices while creating long-term value rather than focusing solely on transactions.
As your organisation grows, how do you ensure your team remains aligned with the company's values while encouraging ownership, collaboration, and continuous learning?
I believe leadership is ultimately about serving people and helping them realise their potential. My approach has always been centered on mentoring, sharing knowledge, encouraging collaboration, and creating an environment where individuals feel empowered to take ownership of their work.
Having worked across realestate, branding, media, investments and technology, I try to share experiences that help my team think beyond conventional boundaries. I also encourage continuous learning because industries evolve rapidly and organisations can only grow when their people grow.
Personally, I spend considerable time reading biographies of global business leaders, studying emerging technologies, and under standing new business models. Leadership begins with self improvement, and I believe that when leaders continue learning, they naturally inspire their teams to do the same.

Beyond commercial success what contribution do you hope The House of SHK will make toward improving financial awareness and
responsible real estate investing in India?
My vision extends well beyond building a successful company. I believe India's long-term growth will be driven by entrepreneurs, startups, and SMEs, and they deserve greater access to knowledge, mentor- ship, capital, and strategic guidance.
Through initiatives such as PropTank, SHK Global Tech and The Scale Factory, we are creating platforms where founders, investors, institutions, and industry experts can collaborate to accelerate innovation and responsible wealth creation.
I aspire that The House of SHK becomes an organisation that empowers retail investors to make informed investment decisions while promoting transparency and ethical wealth creation.
If, over the years, we are able to positively influence even a small group of investorsand help them create generational wealth, I would consider that one of our most meaningful achievements.
Looking ahead, what is your long-term vision for The House of SHK and what legacy would you like to create?
The next chapter in my 35 years of entre- preneurial journey is the transition from SHK Global Ventures to The House of SHK - an integrated AI-enabled ecosystem designed to connect entrepreneurship, investment, branding, technology, and strategic growth.
We are launching initiatives such as Luxury Experiences, Luxury Craft Café, Luxury by SHK, a 360-degree AI powered brand marketing, as well as, sales platform and PropTank, which will help proptech startups scale through technology, mentorship, and investor access.
My ambition has never been limited to building another consulting firm. I want to create an institution that brings together founders, investors, innovators, and industry leaders under one colla -borative platform.
The legacy I hope to leave behind is one where knowledge is shared openly, investors are empowered to build generational wealth, first-time homebuyers are able to make an informed decision of owning their first asset, and India’s young talent is able to achieve career and professional sustainable growth, while contributing meaningfully to India's economic future.
