Tonk Road's Rise: Jaipur's Emerging Commercial Powerhouse

Jaipur, once celebrated primarily as a heritage city, is now rapidly positioning itself as one of India’s most promising economic hubs. With government policy backing, infrastructure expansion, and rising investor interest, the Pink City is attracting corporates, retailers, and entrepreneurs at an unprecedented pace.

At the Rising Rajasthan Summit 2024, Prime Minister Narendra Modi underscored the state’s potential, noting Rajasthan’s “advanced connectivity network” and “dedicated young workforce” as catalysts making it “a prime destination for investment.

” Chief Minister Bhajan Lal Sharma echoed this vision, affirming that “Rajasthan is poised to play a pivotal role in India’s journey toward becoming a fully developed nation.”

Jaipur’s Economic Momentum

This optimism is backed by strong fundamentals. Jaipur’s economy, long associated with textiles, crafts, and tourism, is diversifying into IT, manufacturing, and services. The Mahindra World City SEZ near Jaipur, spread over 3,000 acres, already houses more than 80 global companies, while the city boasts nearly 2,000 registered startups across sectors like fintech, SaaS, and logistics.

Policy initiatives such as startup incubators, single-window clearances, and the Smart City mission have further fueled the growth engine. Simultaneously, investments in connectivity, from metro expansion to expressways, are reshaping access. Jaipur’s international airport, just minutes from the city’s southern corridor, has become a hub for both domestic and overseas travel. Together, these factors are driving employment, urban development, and sustained investor confidence.

Tonk Road: The Emerging Axis of Growth

Among Jaipur’s many growth corridors, Tonk Road stands out as the most dynamic. Its 200-foot-wide expanse connects the city centre directly to the airport and key industrial zones, making it the natural axis for commercial expansion. Recent surveys show property values on Tonk Road surged by nearly 23.5% in 2025, one of the fastest gains in the city, fueled by demand from corporates and retailers seeking proximity to infrastructure.

City planners have also identified land near Tonk Road for repurposing into a dedicated

“economic hub,” further underlining its long-term potential. Analysts predict that residential and commercial activity in this zone will thrive, supported by jobs from SEZs and easy access to airport-bound traffic.

Aekum Hub: A Strategic Anchor At the heart of this corridor stands Aekum Hub, a 4.25 lakh sq. ft. development situated at the intersection of Tonk Road and the B2 Bypass. While Jaipur’s rise is broad-based, Aekum Hub exemplifies the type of Grade-A infrastructure fueling investor confidence.

The nine-floor complex combines 2.5 lakh sq. ft. of premium office space, 55,000 sq. ft. of high-street retail, and a 20,000 sq. ft. leisure marketplace featuring 150 shops.

Beyond scale, Aekum Hub integrates sustainability with modern design. The project is pre-certified IGBC Gold Rated, with provisions for solar power, LED-lit corridors, water recycling, and EV charging across its four-level parking facility. Tenants will benefit from a double-height reception lobby exclusively for offices, landscaped zen gardens, and advanced safety systems,

hallmarks of a contemporary urban workplace.

Experts forecast that Jaipur’s expanding service sector will reinforce its status as a national economic hub, attracting both multinational organisations and domestic enterprises.

For businesses and investors, this is a critical moment. Tonk Road is no longer just a connector to the airport; it is fast becoming Jaipur’s commercial backbone. And projects like Aekum Hub, positioned squarely at its junction, represent an opportunity to claim a front-row seat in the city’s growth story.

As Jaipur ascends into prominence, the message is clear: the city is open for business. The rise of Tonk Road marks the beginning of a new chapter in Jaipur’s evolution, and with it, a new future for enterprises ready to grow alongside India’s next commercial powerhouse.
