Real estate developers play a pivotal role in shaping communities, driving economic growth, and improving quality of life through thought fully planned developments. In an industry shaped by evolving market dynamics and customer expectations, visionary leadership is essential for creating sustainable value.

One such leader is Malvik Bhatt, CEO of Brookland Group, who believes that real estate is not merely about constructing buildings but about creating opportunities for people, businesses, and communities to thrive. Having joined the family owned Brookland Group as a professional in 2013, he has led its transformation into a profes -sionally managed and growth-oriented organization driven by systems, governance, trans- parency, and long-term value creation.

Under his leadership, Brookland Group has evolved into a diversified real estate company focused on integrated township developments comprising residential, commercial, and plotted spaces, creating integrated township ecosystems instead of standalone developments.

The Group has also demonstrated its execution capabilities through landmark Public-Private Partnership (PPP) projects, including the successful development of the Rajkot and Palanpur Bus Ports in partnership with GSRTC.

Guided by a vision of building one of India's most trusted real estate organi -zations, Malvik continues to focus on responsible growth, customer trust, and transforming India's emerging growth markets. Let's get to know more about his leadership philosophy and vision through this exclusive interaction.

What was your initial vision when you stepped into leadership, and how has it evolved over time?

When I stepped into leadership, I had one fundamental belief: people should not have to leave their hometowns to experience quality infrastructure, better lifestyles and modern development. That vision has gradually evolved into something much larger.

Today, I believe the future of India's growth lies in strengthening emerging centres through responsible township development that creates opportunities for businesses, families, and future generations. Our objective is not merely to develop projects but to contribute to balanced economic growth by creating integrated
communities and ecosystems that create lasting value.

I have always believed that meaningful development is measured not by the number of buildings we construct but by the oppor -tunities we create for people to build better lives. For me, success is measured not only by completed developments but by the positive impact they leave behind.

How would you describe your leadership style, and how does it influence your team and organizational culture?

My leadership style is centered on people development, empowerment and account ability. I firmly believe that sustainable organizations are built when people grow alongside the business. One of my earliest priorities after joining Brookland Group in 2013 was to transform the traditional family-owned business into a professionally managed organization driven by systems, shared values, and a culture of ownership.

I believe organizations thrive when every individual becomes a leader, takes ownership, makes responsible decisions, and drives the shared vision

We have grown from a team of around 70–80 members to over 800 professionals, reflecting not just business expansion but a culture built on trust, collaboration, continuous learning and execution excellence. I believe organizations don't become great because of one leader—they become great when every individual grows into a leader. That is why I encourage every team member to take ownership, make responsible decisions, and contribute to the organization's larger vision.

How do you drive innovation and ensure Brookland Group stays competitive in a rapidly evolving business environment?

Innovation, in my view, is not confined to technology— it is about continuously improving how we plan, build, and deliver value. At Brookland Group, we leverage digital transformation initiatives, advanced CRM systems, Building Information Modeling (BIM), and data-driven planning to enhance operational efficiency and customer experience.

At the same time, we remain focused on developing future-ready integrated townships through sustainable infra- structure, smart planning, and enhanced customer experiences. In an evolving real estate landscape, innovation is ultimately measured by the trust we build, the quality we deliver and our ability to anticipate the needs of tomorrow's customers.

What is your long-term vision for Brook land Group, and what key goals are you currently working towards?
Our immediate objective is to strengthen Brookland Group's presence across Gujarat by expanding into identified emerging centres with strong longterm growth potential. We have already mapped significant opportunities across the state and are systematically building our footprint.

Looking ahead, our vision is to replicate our proven township development model across other states of India. As a first step, we are planning to establish a strong presence in neighbouring states such as Rajasthan, Madhya Pradesh, and Maharashtra. As we grow, our commitment to trust, quality, value creation, and community development will remain unwavering.

I firmly believe that sustainable growth is built through strong people, strong systems, and a shared vision— because organizations don't grow because CEOs grow; they grow when every individual grows. I also believe responsible real estate development plays an important role in India's journey towards becoming a developed nation, and Brookland Group is committed to contributing meaningfully to that vision.

Being featured among the ‘Elite CEOs of the Year in India – 2026’ is a notable recognition. What does this achievement mean to you, and what message would you like to share with aspiring leaders?

This recognition is truly an honour, but I see it as a reflection of the collective efforts of our entire team and the trust our customers, partners, and stakeholders have placed in Brookland Group.

It reinforces my belief that lasting success is built on vision, integrity, and consistent value creation. My message to aspiring leaders is simple—think long term, stay resilient, invest in people, and never compromise on your values. Sustainable success is earned through trust, discipline resilience, and conti -nuous learning.
