One such accomplished professional is Pavamana Srinivasan, Director of Project Management, a seasoned expert with over 23 years of experience in delivering high-impact projects. Throughout his career, he has contributed to several landmark developments, demon- strating excellence in execution and stakeholder management.

One of his most notable milestones includes his involvement in the Bangalore International Airport Terminal 2 project. Leading a team of 10 engineers, he managed interior finishes across an expansive 2.5 million sq.ft. space, encompassing 5 categories which include 350 Retail outlets, Lounges, F&B Outlets Duty Free outlets, CARE by Bangalore spread across International & Domestic Arrival & Departure passenger zones in the Phase 1 Terminal 2 designed for 25 million passenger capacity.

This world-class project required meticulous coordination by the team and was successfully delivered, earning prestigious “World Special Prize for Interiors in 2023 by UNESCO’s Prix Versailles recognition and was considered the world’s most beautiful Airport.

In addition, he played a key role in delivering a 3 GW Solar Power manufacturing facility in Bangalore, integrating both 1.5 GW Module and 1.5 GW Cell production lines funded by a joint venture with IREDA for one of the leading Solar PV manufacturing company in India.

His portfolio also includes the successful execution of Ola Electric’s world-class R&D Battery Innovation Center, a fast-track R&D facility completed under stringent time lines.

Currently, Pavamana is leading a 1.2 million sq. ft. World Class Mixed-Use Development focused on culture, science, and innovation, further reinforcing his expertise in managing complex, large-scale projects. His journey reflects a commitment to excellence, adapt ability, and leadership in the evolving world of project management. Let’s dive in to know more.

Having delivered projects across diverse sectors such as commercial offices, hospitality, pharmaceuticals, and data centers, what key challenges do you encounter while managing such varied project types?

In my experience, regardless of the sector, the core challenges remain largely the same. The most critical ones are managing time lines and budgets, as clients expect projects to be delivered efficiently within defined constraints. I also find stakeholder management to be
a key challenge, especially when multiple parties with different expectations are involved.

Additionally, risk management plays a crucial role, as unforeseen issues can arise at any stage of the project. To address these, I focus on maintaining a consistent and structured approach from project initiation to execution and final handover, ensuring smooth coordination and successful delivery.

What industry best practices do you rely on to ensure efficiency and quality in large construction projects?

In my approach, efficiency and quality start with establishing a well-defined master program that clearly outlines the project roadmap and key milestones. I ensure that we develop a detailed Project Execution Plan(PEP), which sets clear expectations, roles, responsibilities, and timelines for all stakeholders involved.

Equally import ant is maintaining a strong communication framework, enabling seamless coordination across teams. I also prioritize proactive risk management, identifying potential challenges early and addressing them systematically. By aligning these practices with established organizational processes and industry standards, I am able to keep projects on track, maintain quality benchmarks, and ensure successful and timely delivery.

Tell us about your leadership approach. What are the guidelines or methodologies you follow as a leader?

My leadership approach is guided by a simple yet powerful principle: “Plan your work and work your plan.” I strongly believe that effective planning lays the foundation for successful execution, as it helps anticipate challenges, define priorities, and create clarity for the entire team.

In addition, I follow what I call the 3P Model - Purpose, Process, and People. First, I ensure there is a clear under standing of the purpose, so everyone is aligned with the project’s goals and vision. Next, I emphasize a well-defined process, bringing structure, discipline, and consistency to execution. Finally, I focus on people, ensuring the right talent is in place and empowered to perform. When these three elements come together, it creates a strong framework that drives collaboration, account ability, and ultimately, successful project delivery.

How do you keep yourself up-to-date with ongoing industry trends to steer your organization towards the future?

I make a conscious effort to stay continuously updated with evolving industry trends. I actively engage with industry peers and participate in seminars and webinars, where experts share insights on emerging developments and best practices. These platforms help me gain diverse perspectives and stay aligned with market shifts.

In addition, I regularly follow trusted publications like the Economic Times, which provides valuable information on invest -ments, policy changes, and sectoral growth. I closely track trends across key areas such as warehousing, industrial corridors, renewable energy, data centers and the GCC growth story in India. This consistent learning approach enables me to make informed decisions and effectively guide my
organization toward future opportunities.

What is the future destination you are heading towards?

I see the industry moving at a rapid pace, particularly with the growing presence of Global Capability Centers (GCCs)in India. With nearly 1,700 GCCs already established and cities like Bangalore leading the way, the demand for high-quality infrastructure is only set to increase. In my view, this growth will drive the need for more advanced office spaces, R&D facilities, and integrated developments.

Looking ahead, I aim to contribute meaningfully to this transformation by focusing on delivering largescale, future-ready projects that align with global standards.

My goal is to be part of developments that not only meet current demands but also anticipate the needs of tomorrow’s evolving business and technology landscape.

Based on your extensive experience in the industry, what advice would you give to aspiring leaders in the field?

From my experience, I believe true leadership is not defined by a title or position, but by values, actions, and consistency. Real leadership is built on the ground - through hands-on experience, learning from challenges, and putting in sustained hard work.

I always emphasize that growth is closely linked to how others perceive your reliability, integrity, and capability. As an aspiring leader, it is important to focus on building trust and delivering consistently.

Be open to learning, embrace practical exposure, and stay committed to strong professional ethics. Over time, these qualities will shape not just your career growth, but also your ability to lead teams effectively and make a meaningful impact.
