Brigade Group Plans for Rs.40,000 Crore Investment

Celebrating its 40th anniversary, Brigade Group, a prominent real estate firm based in Bengaluru, has revealed intentions to invest around Rs 40,000 crore in the upcoming three years.

Brigade intends to increase its office and hospitality portfolios twofold, while also growing its residential sector based on available opportunities.

Brigade's operational leasing portfolio is presently about 10 million square feet and is anticipated to grow with further launches and developments, as stated by the company.

In the coming three years, the group intends to invest in residential, commercial, retail, and hospitality sectors, as well as in emerging ventures like warehousing. The firm anticipates that its upcoming projects and new ventures will create approximately 23,000 direct and indirect job opportunities in construction, engineering, hospitality, retail, facility management, and technology.

Brigade has constructed in excess of 110 million square feet through more than 300 projects in 10 cities during the last 40 years.

Bengaluru continues to be its core market, though the firm has greatly broadened its footprint in Chennai and Hyderabad in the last 10 years.

 

The firm is also venturing into industrial development and aims to maintain its emphasis on integrated townships, which Shankar mentioned would stay a crucial priority for the organization. In the residential sector, Brigade is on course to meet its Rs.9,000 crore pre-sales goal for FY27, though it still relies on project approvals and their schedules.

Brigade is considering a REIT as a possible option to monetize its commercial and hospitality assets as the portfolio grows. Shankar stated that the firm is “continuously assessing” the option, but its current focus is on expanding the portfolio prior to determining the best monetisation strategy.

At Brigade Morgan Heights in Chennai, the development is paused due to the larger conflict over environmental permits and Ramsar land.

The business has reimbursed clients and intends to restart operations once there is certainty regarding the approvals. The problem goes beyond Brigade Morgan Heights, impacting additional projects and homes due to the zone-of-influence ruling.

Regarding the Reserve Bank of India's recent increase in rates, Shankar noted that elevated interest rates might impact sentiment, although she anticipates that fundamental housing demand will stay robust in specific segments. Simultaneously, Shankar mentioned that additional monetary tightening might affect sentiment in the future.
