What was once a traditional brick-and-mortar business is rapidly transforming into a customer-first technology-enabled ecosystem, where precision, efficiency, and predict ability define project outcomes.

At the helm of this transition is Rajat Khandelwal, Group CEO of Tribeca Developers. With over two decades of industry experience, Rajat is guiding the organisation through a phase of focused growth, anchored in large-scale luxury residential and commercial developments.

His leadership blends analytical rigour with a people-first mindset, fostering institutional resilience while embedding technology and process excellence at the core of development.

Share key professional milestones you have achieved over the past two decades in the real estate industry.

Across my career, I have had the privilege of leading almost all RE verticals, such as land acquisition, design, strategy, interiors, sales, marketing, procurement, contracts; clubbed with the opportunity to manage full P&L responsibility, giving me depth and width of understanding the Business.

My foundation years at GE taught me the importance of systems & processes and promoter-led organisations allowed me to gain a holistic understanding of the business, partnerships and the people.

This experience today fuels Tribeca’s accelerated growth. In this short, span the sales turnover has gone 3X, Portfolio has expanded 3x, Team size is 2X and while doing this, we have expanded to 2 more locations.

Working across Mumbai, NCR, Pune, Hyderabad has equipped me with unique insights into diverse market behaviours, stakeholder expectations, and cultural nuances that define execution success.
What are some challenges confronting real estate leadership currently, and how do you address them?

Post-COVID momentum has been exceptionally strong, especially in the luxury segment. However, rapid sales can sometimes overshadow equally crucial priorities exceptional design, construction quality, and disciplined delivery.

A resilient brand must remain committed to end-to-end execution excellence beyond commercial milestones. At Tribeca, we focus on developing products that customers aspire to own regardless of market cycles because well-designed communities hold their demand in every economy.


Which technology or innovation will impact the real estate sector the most in the next 5–10 years?

Technology has always shaped our sector, from conventional methods to precision systems like aluminium formwork and advanced site safety frameworks.

Now, AI and technology are driving the next leap forward at Tribeca. Rapid design conceptualisation allows ideas to be developed in days instead of months. Streamlined execution through digital workflows is improving efficiency across projects.

AI-driven HR analytics helps enhance talent acquisition and retention. Real-time monitoring through mobile-based checks is reducing defects and oversight, thereby improving delivery speed and quality. Additionally, advanced sales and post-sales tools are boosting team productivity and enhancing the last-mile customer experience.

Overall, AI is enabling us to rethink how projects are designed, built, and managed.

Describe your leadership style. How do you cultivate a culture of innovation and adapt ability at Tribeca?

My leadership is rooted in autonomy and accountability achieved through meticulous hiring and thoughtful empowerment. I believe exceptional results emerge when capable leaders are trusted with freedom, responsibility and a
supportive environment.

A defining strength of Tribeca is its dynamic team structure.

The average workforce age is around 33, bringing exceptional adaptability, innovation and technology fluency to an industry historically known for traditional practices.

We nurture ideas, encourage experimentation and ensure that every voice can influence outcomes.

What future direction are you heading toward?

The focus for Tribeca and for me is to cement a trusted brand built on quality and performance across multiple geographies.

The next chapter focuses on scaling from ₹4,000 crore to ₹10,000 crore and further within five years, supported by strong governance, robust systems, and execution excellence.

Within the next three years, we aim to transition into a publicly listed organi -sation inviting stakeholders to participate in a journey founded on transparency, quality, and entrepreneurial ambition.

What advice would you give aspiring leaders in the field?

Real estate rewards those who combine vision with execution. Growth is driven by action. Immersive learning, grounded exposure, and cross-functional understanding fuel long-term success.

In an industry where high impact decisions have to be made regularly and each have a possibility to impact financial outcomes for the project in a big way, true expertise is developed in the field not just viscerally. Work closely with mentors, build breadth, focus on people and embrace continuous learning.
