Lodha Enters NCR With Office Project, Plans Sohna Road Launch

Real estate giant Lodha Developers Ltd plans to invest approximately Rs 1,100-1,200 crore to create a high-end commercial office complex on Golf Course Road in Gurugram, signifying its official entry into the Delhi-NCR real estate sector.
The developer based in Mumbai has unveiled its inaugural commercial project in the area, Lodha Pantheon, covering 1.2 acres with a marketable space of 4 lakh sq ft.
The Grade A++ office project will feature 27 stories, with the firm intending to sell office spaces instead of keeping the property as a leasing investment.
"We have launched our first project in Delhi-NCR. We are developing an iconic office complex on prime Golf Course Road. The total saleable area is 4 lakh sq ft across 27 floors," states Sushil Modi, Executive Director-Finance, Lodha Developers.
Modi stated that the overall investment for the project would be approximately Rs 1,100-1,200 crore.
The project will include expansive floor plates varying from 13,000-15,000 sq ft to 20,000-25,000 sq ft. "We have received a good initial response from customers," he says.

Modi states that the demand for high-end office spaces in Gurugram is robust, especially from companies seeking to buy office properties rather than enter into lengthy lease agreements. Golf Course Road ranks as one of Gurugram's top real estate micro-markets, commanding a considerable premium in both residential and commercial sectors.
In addition to its commercial efforts, Lodha Developers is set to introduce a residential project on Sohna Road in Gurugram in the fourth quarter of this financial year. The two projects will act as preliminary tests for the company to evaluate the Delhi-NCR market prior to expanding its operations in the area.
In the previous year, Lodha Developers formed a joint development agreement with MRG Group for two projects in Gurugram, one focused on residential and the other on commercial use. The firm has historically maintained a robust presence in the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru, where it sells its properties under the Lodha name.

The expansion in Delhi-NCR occurs as Lodha Developers persists in showing growth in its residential sector. The company’s sales bookings for the first half of the financial year increased by seven percent to Rs 9,670 crore, as stated in its investor presentation.
Lodha Developers aims for a sales bookings goal of Rs 24,000 crore for this financial year, in contrast to Rs 20,530 crore reported in 2025-26. The consolidated net profit of the company rose 28 percent to Rs 1,013.5 crore for the quarter ending in September, compared to Rs 789.8 crore during the same period last year. Total income increased to Rs 4,584.9 crore in the quarter, compared to Rs 3,878.9 crore in the same period last year.
